How we run a project
PRODUKTIF brings many years of experience that helps cut costs for clients.
We recoup initial design and planning costs during execution. We seek to "own" the process in a traditional designer-builder fashion, cutting out the middlemen wherever possible.
Our specialty : design that facilitates an ecological lifestyle and enjoyment. To achieve this we implement urban ecosystems that work in harmony with nature, without sacrificing beauty.
We strive to create an exceptionally rewarding urban quality of life where end-users have a low ecological footprint and can contribute to the production of clean air, water, soil, using renewable energy sources. This approach is helping offset global warming. We promise you will sleep better at night!
We have developed an approach to design that makes it easy and affordable to live “green.” We use vegetated and natural systems to improve building functions, reduce costs and eliminating waste during the life-cycle of project components.
Turnkey Eco Design Solutions:
- Concept Design and Planning services include: concept development, preliminary design, cost forecasting and, where applicable, revenue and return on investment forecasts; tendering process with subcontractors, environmental study, budget and timeline planning. We work with locally licensed architects for verification of compliance with local building codes, zoning requirments and permits.
- Design Development and Production services include: development of production drawings or construction plans. Coordination with external professionals, such as: environmental, structural or mechanical engineers and industrial designers. For construction and renovation projects, this includes site preparation, construction oversight, budget monitoring and delivery.
- Post-delivery services include: monitoring and evaluation of the project's quantitative and qualitative performance in terms of cost reductions, energy savings, as well as lifestyle improvements for end-users.
A successful design and execution produces monetary returns and increased satisfaction to project team-members, end-users and the community.
Project Execution:
For smaller design-and-build projects (24 units or less or 4 stories or less), we use our own eco-construction company, Ensemble Terre-Ciel. For larger construction projects, we seek to partner with top-tier promoters and construction firms. Larger projects reap additional returns due to ecologies of scale.
For community-oriented projects, we involve key community stakeholders in the design process, seeking their early inputs and buy-in.
We have adopted a trans-disciplinary approach to design in view of broadening our knowledge base, involving environmental, technical and conceptual professionals. We rely on in-house research and "cherry-picking" outside expertise when required.
We work with local creative talent and artisans and seek to design modular, scalable and replicable solutions. We call it custom-modular.

Public speaking engagement, consulting and project fees:
Rune Kongshaug (M.Arch) is available for conferences or consulting. Topics : eco-design, Productive House, energy efficient buildings, grey water use, urban gardens.
- speaking engagements : a daily fee + expenses;
- consulting : hourly rate.
Projects fees vary based on the structure of team, size and duration of project. Hourly rates of Produktif team member vary depending on job description and seniority. Our project proposal will include job descriptions and rates.
Depending on the project, Produktif may participate as an equity partner, work for a flat fee or a percentage of a pre-established budget.
